Services and No Guarantees

• Listing availability, pricing, square footage, taxes, HOA details, and property features can change and should be independently verified.
• We do not guarantee sale price, days on market, loan approval, appraisal outcome, or any particular transaction result.
• Third-party tools (maps, IDX/MLS displays, mortgage calculators, Zillow or other portals) are provided “as is” and may contain errors or delays.

You agree not to:

• Use the site for unlawful, fraudulent, or harassing purposes.
• Submit false contact information or automated spam through forms.

Limitation of Liability

To the fullest extent permitted by law, Luxury Realty Austin LLC, MJ Adams, and affiliated brokerage parties are not liable for indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or business opportunities arising from your use of the site or reliance on its content. Our total liability for any claim relating to the site is limited to the greater of (a) fees you paid us specifically for website-related services in the prior 12 months, or (b) $100. Nothing in this section limits liability that cannot be excluded under applicable law.

Indemnity

You agree to indemnify and hold harmless Luxury Realty Austin LLC and MJ Adams from third-party claims arising directly out of your intentional misconduct, submission of unlawful or infringing content through the site, or violation of these Terms. This indemnity does not apply to ordinary use of the site or submission of genuine real estate inquiries. Nothing in this section requires you to indemnify for our own negligence, errors, or omissions.

Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules, except where mandatory consumer protections of your place of residence apply. Courts located in Travis County, Texas shall have exclusive jurisdiction for disputes arising from these Terms or the website, unless applicable law requires otherwise.

Time limit to bring claims

Any claim or cause of action arising from your use of this website or these Terms must be filed within one (1) year of when the claim arose, to the extent permitted by applicable law. This limitation does not apply to claims that cannot be shortened by contract under the law of your jurisdiction.
